The steps from signing up and verification to building your first listing and going live.

What does the whole process look like?

    Create a host account

    Sign up on the host signup page. For an overview first, read how hosting works.

    Submit verification

    Business registration, identity and payout account. You can keep working on your listing while it runs.

    Build your first listing

    Category, address, headcount, photos, description, amenities, pricing, booking mode, policies and check-in.

    Check and submit

    Go through the checklist below, and block any dates you already know you are closed.

  5. 5

    Verified and live

    Guests can now find and book you. Use the host dashboard for your calendar, bookings, messages and payouts.

Step 1: Sign up

Create a host account on the host signup page. For an overview first, read how hosting works.

Step 2: Verification

New hosts are verified before listings go live:

You can prepare your listing while verification is in progress, but guests will not see it until it is complete. Use that time to finish your photos, description and pricing, so you can go live as soon as you are verified.

Step 3: Build your first listing

The basics

  • Category: party room, mahjong room, photo studio, dance studio, band room, cooking studio, meeting room, BBQ venue or event space.
  • Address: the exact floor and unit are only shown to guests after a booking is confirmed.
  • Maximum headcount and floor area.

Photos and description

Photos are the first thing guests judge. See venue photos that book and writing a listing that converts.

Amenities

Tick each amenity and add detail, such as console models, a board game list or the type of mahjong table. Guests filter by amenity, and an amenity you do not tick will not match their filter.

Pricing

  • Choose per person per hour or per room per hour.
  • Set weekday and weekend rates. Friday to Sunday, public holidays and the day before a public holiday are charged at the weekend rate.
  • Optionally set minimum hours, a minimum headcount, a child rate, group discounts and add-ons.

Booking mode: instant book or host confirms?

Instant book

  • Confirmed as soon as the guest's payment succeeds
  • No need to answer each request
  • Suits venues with an accurate calendar and clear rules
  • Easier to win last-minute and weekday bookings

Host confirms

  • You have 24 hours to accept or decline
  • The slot is held for the guest while they wait
  • A declined guest is not charged
  • Suits venues that want to know what the event is first

If you choose host confirms, remember the guest is waiting on you. The sooner you answer, the less likely they are to book somewhere else.

Cancellation policy and deposit

Choose one of three cancellation policies. Guests see it before they book:

  • Security deposit: optional and refundable, shown to guests before they pay. If a guest cancels, the deposit is always returned in full.
  • If you cancel: the guest is refunded in full and you are charged a cancellation fee. Keep your calendar accurate; see calendar sync with iCal.
  • Severe weather: if Typhoon Signal No. 8 or above, or a Black Rainstorm Warning, is in force at any time from three hours before the start until the start, the guest may cancel for a full refund or move to another free slot at your venue within 30 days. You are not charged a cancellation fee in that case.

Check-in

  • Self check-in: write clear entry instructions, such as a door code. They are sent to the guest by email and WhatsApp before the start. Guests can usually book up to 30 minutes before the start.
  • Staffed: guests generally need to book about two hours ahead.

A template for self check-in instructions

First-time guests mostly ask two things: where is the entrance, and how do I open the door. Write your instructions in this order and guests should not need to ask you anything from arrival to departure:

    Building and entrance

    The building name, the street, and which entrance to use. Say so if the entrance is different at night or on holidays.

  2. 2

    Lifts and floor

    Which lift to take, which floor to get out at, and which way to turn. If an industrial building has passenger and goods lifts, say which one.

    Opening the door

    The door code or key box location and how it opens, plus what to do if the door will not open.

  4. 4

    First things inside

    Where the main switch, light switches and air-conditioning remote are, and where to find the Wi-Fi name and password.

  5. 5

    Toilet and equipment

    Where the toilet is (inside the unit or shared) and how to turn on the main equipment.

  6. 6

    Key house rules

    Repeat the few that matter most, such as alcohol, noise, rubbish and overtime.

    Leaving

    Air-conditioning and lights off, where the rubbish goes, how to lock up, and the time to be out by.

    How to reach you

    Ask guests to message you through the platform, so the conversation is on record.

Before you submit: a quick checklist

Step 4: After you go live

Your host dashboard gives you:

  • Calendar: manual blocks, plus iCal import and export to avoid double bookings. See calendar sync with iCal.
  • Booking management: view bookings and accept or decline requests.
  • Messaging: talk to guests directly.
  • Payouts: released 48 hours after each booking ends, with statements.
  • Platform-only offers: optional, to give guests a reason to book here.

What should you do before and after each booking?

A fixed routine means fewer things are missed, and gives you evidence if there is ever a dispute.

Before the guests arrive

  • The day before, check for unanswered messages and confirm your check-in instructions are still right (has the door code changed?).
  • Walk the guest's route yourself: building entrance, lift, door.
  • Switch on the lights and air-conditioning, and check the remote, Wi-Fi and main equipment work.
  • Photograph the venue as the guests will find it.

After the booking ends

  • Check the venue and photograph how it was left, especially if there is damage, overtime or extra cleaning needed.
  • To claim against a deposit, you must report within 48 hours of the end, with photos. See deposits, damage and disputes.
  • Clean, restock and reset for the next booking. Leave time between bookings by setting a cleaning buffer in your venue settings.

How do you get your first bookings right?

Your first few bookings matter. Only guests with a completed booking can leave a review, once per booking, with an overall score plus cleanliness, value, location and facilities.

  • Reply quickly to messages and requests.
  • Write check-in instructions clear enough that guests get in on arrival.
  • Make sure the venue matches the photos.
  • Reply publicly to reviews, including critical ones, and say briefly what you will change.

Does it cost anything to list?

Listing is free. The platform takes a commission on completed bookings only, so there is nothing to pay if nobody books. The rate is on the host pricing page.

What do I need for verification?

New hosts are verified on three things: business registration, identity and a payout account. Your listings go live once verification is complete. You can prepare photos, a description and pricing in the meantime.

When do I get paid?

Guests pay in full online when they book. The platform holds the money and releases it to you 48 hours after the booking ends. Payouts come with statements in your host dashboard.

Do I have to use instant book?
